The appraisal profession is evolving continuously. Regularly, it seems, appraisers are asked to present extra information or have steps added to their process. They do this extra work to guarantee the end user is presented with the most useful analysis possible. In order to stay current with the constantly changing requirements, WALLACE APPRAISAL COMPANY, L.L.C. is continuously acquiring new tools and tweaking processes in order to increase efficiency so we can do more work for you. At WALLACE APPRAISAL COMPANY, L.L.C. we know that time is important to everybody, so here are a handful of things you can do to reduce turn times when you order an appraisal from WALLACE APPRAISAL COMPANY, L.L.C.:
Always order your appraisals electronically. With online ordering, you automatically get e-mail acknowledgements that the order was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! We don't have to re-key information from a fax, and you don't have to wonder whether we received the request.
Complete and accurate subject property information is essential. Being just one number off on the street address can really unnecessarily slow down an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent sales in the area is welcome — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.
If you have any questions about your property or an appraisal we're working on for you, don't hesitate to contact us
Are you telling us up front any elements of the property that might make it unique? It's relatively easy to appraise a cookie-cutter house. Most of an appraiser's time is spent analyzing how unique features contribute to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique elements of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, and it's susceptible to flooding. While these are things that we would find out on our own, knowing them early on makes your report arrive sooner.
Did you make the homeowner of the home aware of what to expect? One of the most tedious steps of the appraisal process is setting an appointment with the occupants of the home. Many homeowners are understandably uneasy with the fact that an outsider wants to come in their house, look around, and make lots of notes. Under the belief that it will increase the value, a few homeowners think they should make the place spotless before the appraiser comes by and will put off the appraisal inspection until it is cleaned.
